Do You Need a Level 3 Soil Report?
If you plan to build a home with a septic system (not connected to public sewer), obtaining a Level 3 Soil Report before purchasing the property is highly recommended. Even if neighboring homes use septic systems or the property is on high ground, these factors alone don’t guarantee suitable soils. Only a site-specific soil evaluation can determine if the land is appropriate for a septic system.
In Georgia, the need for a Level 3 Soil Report depends on county requirements. Urban and suburban counties, such as those in metro Atlanta, almost always require this report for septic permitting. Rural counties may have different requirements, so it’s essential to check with the local environmental health department.
What is a Level 3 Soil Report and What's Included?
A Level 3 Soil Report is a detailed evaluation of soil conditions tailored for septic system suitability. In Georgia, these reports must meet the minimum standards set by the Georgia Department of Public Health.
While specific details may vary, a comprehensive Level 3 Soil Report typically includes:
Soil Map: A detailed map of the property, indicating soil types and their distribution.
Interpretive Codes/Notes: Guidance on septic suitability for each soil series (type) identified.
Project and Client Information: Details about the property and the individual or organization requesting the report.
Certification Stamp: A stamp from a certified soil classifier verifying the report's accuracy.
Certificate of Insurance: Proof of professional liability coverage.
In essence, a Level 3 Soil Report serves as a roadmap for septic system installation. It provides critical information for county environmental health departments to assess septic permit approval and helps septic installers determine the location, size, and depth of the septic absorption field.
Step 1: Property Research
Once you book your Level 3 Soil Report with us, the first step is conducting thorough research on your property. Depending on the availability of online public records in your area, we typically gather:
Recorded Survey Plat: Identifies your property boundaries.
2-Foot Elevation Contours: Provides a detailed understanding of the terrain.
Aerial Imagery: Offers a bird’s-eye view of the property and surrounding areas.
GIS Data: Includes any additional relevant geographic information.
For properties larger than 1 acre, we work with you to define the specific area to be studied. If the parcel is larger, we will assist in identifying the portion of the land that is most relevant to your septic system planning. This ensures that the soil report focuses on the appropriate area for your needs, optimizing the process and minimizing unnecessary costs.
This initial research ensures we have a comprehensive understanding of your property before proceeding to the on-site evaluation.
Step 2: Field Work
During the field work phase, we may meet you at the site if there is something specific you'd like to show us or if you prefer to be present—either way, we enjoy meeting with our clients.
One key aspect that sets us apart is that a certified soil classifier is present at every single job. We take pride in being hands-on and involved in the process, ensuring every detail is carefully evaluated. We believe in getting out of the office and into the field to provide the best service.
Our primary tool is a hand auger, which we use to dig soil borings down to 6 feet. As we dig, we carefully observe the soils to identify different soil horizons (layers) and, most importantly, any indicators of soil restrictions that could impact the suitability of your site for a septic system.
For a typical acre of study area, we dig between 4-7 borings, depending on the specific characteristics of the land. We are committed to ensuring that enough borings are taken to accurately map the soils and determine their suitability for septic systems.
Once we are satisfied with our soil evaluation, we use a high-performance sub-meter GNSS (GPS) unit to precisely locate the soil borings, property corners, roads, driveways, and other critical features. This ensures accuracy in our mapping and provides the data needed for your Level 3 Soil Report.
Step 3: Soil Report Generation
Once the property research and field work are complete, we compile all the collected data to generate a comprehensive Level 3 Soil Report. This report is designed to provide you with the critical information needed to move your project forward confidently.
What sets us apart is our commitment to thorough research. In addition to providing an accurate soil map of your property, we go above and beyond by conducting more in-depth land research than many others in the industry. This means that, in addition to the soil report, you'll receive a detailed map that can help jumpstart your project design.
Once the report is complete, we deliver a digital copy via email for your convenience. Additionally, we provide 5 certified hard copies, which we mail directly to you. This ensures that you have the necessary documentation for permitting, planning, and any other regulatory needs.
Our goal is to deliver a high-quality, actionable report that not only meets regulatory requirements but also provides valuable insights to support your project’s success.
